A supply line behind the kitchen island in this Carlsbad Ranch home failed at 2 a.m. while the owners were out of town. By the time they returned, water had migrated across the entire ground floor, wicking up drywall and saturating the concrete slab to 28% moisture content. We extracted standing water with truck-mounted systems, then set a negative air pressure drying chamber using Dri-Eaz dehumidifiers and Injectidry floor mats. Daily psychrometric readings, logged to IICRC standards, showed vapor pressure differential dropping steadily. The slab hit 4% in eleven days. We replaced the engineered hardwood only after the documentation proved dry, and the photo record went straight to their carrier. The La Costa homeowner noticed a musty smell that wouldn’t quit, even after replacing the bathroom fan. We cut a 12-inch inspection opening and found Chaetomium spreading up the backer board and Stachybotrys colonizing the stud bay, fed by a slow grout-line leak the owners never felt. We built a containment barrier, ran HEPA-negative air scrubbers at 4 air changes per hour, and removed the affected gypsum and insulation down to clean studs. Every remediation step was photo-documented; the tertiary drying phase ran 72 hours until spore trap samples came back below outdoor baseline. The written scope included replacing the cement board, but not the tile the owners wanted to reuse. No scope creep. Haven Standard, Clause 1.

A grease fire in this Bressi Ranch kitchen generated protein smoke, nearly invisible but aggressively acidic, that coated every surface in the open-plan living area. The homeowners had already wiped visible soot and made it worse, driving residues into porous drywall. We started with dry-ice blasting on the charred range hood surround, then moved to ultrasonic cleaning for the cabinet hardware and light fixtures. Walls got a proprietary degreasing wash, then two coats of shellac-based sealer before repainting. The photo record showed the progression at each phase, and the drying logs proved the structure was stable before reconstruction started. Written price before work began. A main line backup at a Carlsbad Village retail space sent Category 3 black water through the bathroom and into adjacent carpeted areas on a Saturday morning. We arrived within 90 minutes of the call, because our live dispatch doesn’t do voicemail trees. The carpet and pad were removed as non-salvageable per IICRC S500 standards, then we HEPA-vacuumed and applied antimicrobial to the concrete subfloor. The written scope separated what had to go from what could be restored; the baseboards stayed, the drywall was cut at 24 inches and replaced. Third-party clearance testing passed before we turned the space back over. Photo record, drying log, signed warranty. That’s the standard.

A January storm off the Pacific drove rain sideways into this Tamarack Beach area home through a lifted ridge vent, saturating insulation and collapsing the master bedroom ceiling at 11 p.m. We tarped the roof opening first, then extracted water and set drying equipment while the roofing contractor handled the exterior. The insulation was wet to R-value loss, so it came out. We ran Phoenix 200 HT dehumidifiers with Layflat ducting to dry the remaining cavity without opening more drywall than necessary. The drying log showed daily moisture readings until the attic sheathing returned to 12% equilibrium moisture content. Then we rebuilt. Written scope, written price, photo record of every phase. The Haven Standard doesn’t change because it’s storm season.

This Aviara kitchen had been properly mitigated by another contractor who didn’t do reconstruction, leaving the homeowners with a gutted space and no clear path forward. We wrote a detailed scope for the build-back, itemized to the stud, with material allowances they could adjust before work started. Custom cabinets went in on day eight of construction, quartz templated on day twelve, waterproof LVP laid by day fifteen. Because this was scheduled reconstruction, not emergency mitigation, we didn’t promise same-day dispatch. We promised a written price, a start date, and a completion date. All three happened.
